Is Water Damage Covered by Homeowners Insurance?

Updated: Aug 15

Most homeowners insurance policies do cover some types of water damages. For example, your homeowners insurance policy will cover sudden and unexpected incidents like a pipe bursting or a tub overflowing.

However, it's essential to understand the limitations of your coverage. For instance, while sudden and accidental water damage is usually covered, gradual damage or maintenance-related issues might not be. If a slow leak in your plumbing system goes unnoticed for months, resulting in mold growth or structural damage, your insurer could deny your claim, arguing that it could have been prevented with proper maintenance.

What common types of water damage aren't covered? Here are the three most common types of water damage that are not covered by homeowners insurance:

  1. Flooding: Flooding is usually covered only by flood insurance which is separate from homeowners insurance. You typically only consider this type of insurance if you live in a flood prone area.

  2. Water Back-up: This is when your sewer drain backs up and water enters your home. This isn't covered by homeowners insurance, however, water back-up is an optional coverage for this type of instance. At AZ Insurance Team we always recommend water back-up coverage.

  3. Negligence: Your claim may be denied if you failed to fix an issue that caused the claim. For example, a leaking pipe that causes structural damages over 6 months.
