Your roof plays a critical part in whether or not an insurance company will be willing to cover your home for a reasonable price. Insurance companies take into account, the condition, material, and age of your roof. Roofs have a life span, an asphalt or shingle roof will last for about 20-25 years. Whereas a tile roof is slightly different. The tiles will never go bad because they are concrete, but the underlayment will need to be changed out once every 25-30 years.
A well-maintained roof signifies a lower risk of leaks, water damage, and other issues. Lets say that your roof has not been updated in 35 years, and it starts to leak. If you were to file an insurance claim it would most likely be denied because you failed to properly maintain your roof. However, if you keep up your roofs maintenance and have regular inspections, you will be able to not only file and win claims, but also lower your premiums.
The material and age of your roof matters when trying to find your best policy. The material of your roof can change its durability to age and weather related damage. A roof made from more durable materials like metal or slate is often favored by insurers. Whereas, asphalt shingles may not offer the same level of protection, which in turn could lead to higher premiums. Older roofs are more likely to be affected by damages which in turn would lead to more insurance claims. If your home has an older roof, the insurance company is more likely to charge higher premiums, or even in some circumstances, ask that it be replaced.
